      <image:caption>Victoria is growing and we believe this is a great location for more homes and for more people who want to live a sustainable car-free or car-lite lifestyle in an amazing community. The area is a short bike ride along protected cycling networks to downtown Victoria, Saanich and Esquimalt, and it’s well connected to all of the city’s safe cycling routes, great public transit and quiet, walkable streets. It’s close to plenty of parks, green spaces, the Gorge waterway and a growing number of restaurants and other amenities, including two of Victoria’s best breweries (Driftwood &amp; Lighthouse), and two of the city’s best bakeries (Fry’s &amp; Foi Epi).</image:caption>

Each home is a corner unit, maximizing natural light and increasing air circulation. We’ve installed heat pumps and energy recovery ventilators which will provide cleaner air, efficient heating AND cooling all year long. We’re building with triple pane windows and layers of insulation that will make these new homes quieter, more comfortable and less expensive to heat and to cool.</image:caption>

      <image:caption>Five Two One Foster was also our first major project where we acted on our commitment to donate a significant portion of our profits into affordable housing projects. From this project, we donated $60,000 to the affordable seniors housing that was going to be built in partnership with BC Housing at the St. Peter’s and St. Paul’s parish on Esquimalt Road. This project is on hold, but we’re hopeful to see one day see some affordable housing here in the future.</image:caption>

      <image:caption>During community consultation, neighbours told us how important the mature trees that lined the front of the property were to the community - particularly the large arbutus that is a bit of a landmark for Foster Street. We strongly agreed and spent considerable time working through the landscape designs and building site plan to preserve three out of four them, including the incredible arbutus. And we replaced the one we took down with six more on site.</image:caption>

Many of you will be aware that at the end of a nearly two year process, council asked us to rework our proposal into a smaller building with fewer homes. These comments echoed some of the feedback we had heard from some neighbours as well. So after taking a bit of time to consider our options, we went back to the drawing board and made a number of significant changes to reflect this feedback. We’ve outlined the changes below, and tried to demonstrate them in graphics to show how this proposal relates to the previous one. We still very much believe in this project and in bringing more homes into Victoria’s core to help address our housing and climate crises. We think this will make a great addition.
